Contract for developers and construction with in-house design, production and installation

Handing over apartments ready to live in means a fitted kitchen, installed wardrobes and finished joinery in every single unit, on the date the site closes. Uood takes on that part of the development as a single supplier: design coordination, production in our own factory in Paços de Ferreira and installation on site, unit by unit. One point of contact between the specification and the handover of keys.

On a development the difficulty is never one piece — it is the repetition. Forty identical kitchens have to end up genuinely identical: same material reference, same finish batch, the same door gap in unit 3 and in unit 38. Uood delivered bespoke joinery and custom furniture across more than 30 villas at Spatia Comporta, with consistency between units and controlled deadlines. That is the method we bring to every development.

We work by unit type, from studio to four-bedroom, which lets us price per unit and close the cost of the development before anything is produced. Production and installation follow the site programme — floor by floor, block by block or by sales phase — and are sequenced with the electrical, plumbing and flooring trades so the fit-out arrives at the right moment: never waiting on the site, never holding it up.

A sample unit signed off before the run

We produce and install one sample unit first, or the show home itself. Series production only starts once it has been approved on site — that is where a mistake is still cheap.

Complete kitchens by unit type

Cabinets, worktops, sinks, appliance provision and services planned per unit type, then repeated to the same specification across every unit.

Wardrobes and closets in series

Sliding or hinged wardrobes with interiors defined per unit type, fitted to the real opening of each unit and produced in series with the same finish.

Interior joinery and doors

Internal doors, architraves, skirting and panelling, so the interior is closed off in the same language as the furniture, with one party responsible for the finish.

Phased delivery by floor or block

We plan transport and installation in phases against the construction programme, storing units at the factory until the floor is ready to receive them.

Buyer changes and upgrades

We handle customisation requests on units already sold, with a fixed cut-off date and a separate quote per change, without stopping production on the rest.

With a finished design or just the idea, we come back with drawings, a quote and a lead time.

Design and measurement

We start from the brief (or your architectural project) and carry out precise on-site measurements. We define materials, hardware and technical details with clear sign-off points.

In-house production

We produce in our factory in Paços de Ferreira, with quality control and finish approval before any piece heads to site.

Installation and finishing

We install with our own team, coordinating with the other trades on site, and hand over with the finish and attention to detail that show in the final result.

Materials and finishes

On a development, materials are chosen to survive use by someone who is not yet the owner. We work with melamine, wood veneer and lacquers suited to heavy use, worktops that resist heat and moisture, and soft-close hardware built to be opened and shut every day for years. We hold the same material reference and, wherever possible, the same finish batch across every unit, so there is no difference in tone between the first apartment and the last.

Who it's for

This is our answer for property developers, construction companies and main contractors who need to hand over fitted units without managing five suppliers in parallel. We also work with architecture practices running the site and with investors fitting out buildings for rental. The same process serves contract projects in hospitality, retail and offices, where the demand is identical: repeat it well, many times, on schedule.

Do you fit out complete developments with kitchens and wardrobes?

Yes. Uood fits out entire developments, unit by unit, with kitchens, wardrobes, interior joinery and doors. We take on the production drawings, manufacturing in our own factory in Paços de Ferreira and installation on site, which gives the developer a single point of contact for the whole furniture and joinery package of the building.

Do you quote per unit or for the whole development?

We quote by unit type and show the cost per unit alongside the total for the development. That makes it possible to compare a one-bed, two-bed and three-bed, adjust the specification before production starts, and see what each decision does to the cost per apartment. Quotes are based on the drawings and the finishes schedule, and measurements are confirmed on site before manufacturing.

Can you work to the construction programme?

Yes. We plan production and installation in phases — by floor, by block or by sales phase — rather than delivering everything at once. Units are stored at the factory until the floor is ready to receive them, and installation is sequenced with the other trades so we neither block the site nor wait on it.

Do you build a show home before the production run?

Yes, and we always recommend it. We produce and install one sample unit, or the show home used for sales, and validate dimensions, finishes, hardware and installation details in a real setting. Only after that sign-off does the run go ahead — it is the cheapest way to catch a mistake that would otherwise be multiplied across dozens of units.

How are changes requested by buyers handled?

We set a cut-off date for changes at the outset, aligned with the start of series production. Up to that date we handle upgrades and customisation on units already sold, quoted individually per change; after it, the unit follows the base specification. This protects the development programme without closing the door on personalisation.
